The rights of a landlord have always been well-established – the landlord is entitled to rent when it is due and its rights of enforcement whether by way of forfeiture or distress are clear. The COVID-19 (Temporary Measures) Act (the “Act”) in providing the tenants with temporary relief in certain situations also calls into question as to what some of these landlord’s rights are and how and when can these be exercised.
